Electrical Maintenance
PLE provides ongoing electrical maintenance for body corporates and building managers across Brisbane and the Gold Coast — including AS2293 annual testing.
Post-Construction Maintenance
Once a building is complete and occupied, the body corporate or building manager inherits responsibility for maintaining and testing the electrical systems. PLE offers maintenance agreements specifically for buildings we have constructed — and for buildings we have not — ensuring compliance obligations are met without the building manager needing to coordinate multiple contractors.
Services Under a Maintenance Agreement
- AS2293 annual emergency lighting inspection and functional testing
- Six-monthly emergency lighting inspections (where required)
- RCD testing and verification
- General electrical fault response and remediation
- Switchboard inspections and thermal imaging
- Common area lighting maintenance and lamp replacements
- EV charger electrical fault response
- CCTV and intercom maintenance (Dahua systems)
AS2293 Emergency Lighting Compliance
AS2293 requires emergency lighting systems in occupied buildings to be functionally tested at least once every 12 months. Failure to maintain records of compliant testing can expose body corporates to compliance risk and, in the event of an incident, significant liability. PLE manages annual testing and provides test records in a format suitable for body corporate filing.
PLE currently holds a maintenance agreement for Belvedere in Main Beach — a 127-apartment, 24-storey tower.
